Bayview Hill History:In the early 1800's the land bounded by Sixteenth Avenue in the south, Leslie Street on the east, Major MacKenzie Drive to the north and Bayview Avenue in the west had only five owners, one of which was King's College. Today, it almost seems impossible that these five properties have given way to the most impressive collection of luxury homes in all of Richmond Hill. Started in the early 1990's, this subdivision was once classified as one of "monster homes", homes that dwarfed almost all of the other homes at that time. So impressive are these structures, it can almost appear to community newcomers that they are driving through canyons of brick and glass.

But, as one enters the neighbourhood past magnificent central medians, it is easy to see why so many people want to live here. The streets have been designed with pleasant curves and crescents, not the constant, rigid, grid patterns seen in earlier developments. There are trees, playgrounds, parks such as Artisan Park, Horner Park, Ritter Park and Bayview Hill Park, the Bayview Hill Community Centre and memorable Beaver Creek, meandering, slowly, southward through its treed ravine and the business park that bears its name.

Bayview Hill Real Estate: Bayview Hill is the only community in Richmond Hill where all of the homes are detached. For those who live here, and for those who want to live here, it has exclusivity. There are no townhouses, no condominiums, no apartment buildings and no multi-unit buildings. The homes are constructed with many different materials and styles. They range in size from about 4,000 square feet on average to about 6,000 square feet with some even larger. As a result, the prices of Bayview Hill homes hold their value. These prices can range from about $800,000 to as high as $3,000,000. Lot frontages range from about 50 feet to about 95 feet. But, despite these large frontages, it may, even, appear to the casual observer that the homes are, almost, as large as the lots they are built on. So much so, that real estate agents used to say that the homeowners, here, wanted to do as little exterior maintenance as possible. Today, little has changed since the early 1990's, except that the home prices have risen along with inflation. "Location, location, location" is still the single most important factor with Bayview Hill real estate.
